IGBC Net Zero Waste Rating System for Buildings & Built Environment
India produces more than 277 million tonnes of solid waste every year, which is likely to touch 387 million tonnes by 2030*. Of the total collected waste, only 20 per cent (55 MT per year) is processed and the remaining 80 per cent (221 MT per year) is dumped as landfill. The country also generates 150 million tonnes per year of construction and demolition (C&D) waste. The existing recycling capacity is only a meagre 2.3 million tonnes per year which is about 1.5 per cent.
With the limited usable land area available in the country, the increased landfill becomes a major challenge. The landfill leads to land, air and water pollution which affects the health and well-being of people in the surroundings. The landfill also leads to emission of methane and other greenhouse gases which contributes to global warming and climate change. There is an imminent need for addressing the issues related to waste generation and their landfill.
There are multiple challenges associated in addressing the waste generation, handling and diversion to landfill. Some of the challenges include the nature of the sector, which is largely unorganised, lack of segregation of waste at source, non-availability of recycling facilities, financial viability and the people mindset.
Against this background, IGBC's mission on Net Zero aims at addressing the issues related to waste generation during construction, operation and maintenance of the buildings and built environment through Net Zero Waste Rating System initiative. This rating system on Net Zero Waste Rating System is a tool to facilitate buildings and built environment to adopt 3R (reduce, reuse, recycle) principles to address waste generation and avoid waste being sent to landfill.

IGBC Net Zero Waste - Definition
A Net Zero Waste for Buildings & Built Environment is one which eliminates the diversion of waste being sent to landfills, by a multi-pronged approach - nature-centric design, reducing debris during construction, responsibly handling waste during operation, reusing the waste as much as possible and recycling the remaining waste.

The 'Net Zero Waste Rating System for Buildings & Built Environment' can be applied on all building typologies including residential, commercial, factories, interior fitouts, healthcare, education institutions, retail shops, transit buildings, townships, cities, etc.
This rating system can be adopted for both New & Existing buildings and built environment. Refer Design & Construction for New Projects and Operation credits for Existing projects
Depending upon the project proponent aspiring to achieve 'Net Zero Waste to Landfill' rating for their building, the scope can be limited to design & construction (or) operation.

IGBC Net Zero Waste Rating System for Buildings & Built Environment addresses green features under the following categories:
The guidelines detailed under each mandatory requirement & credit enables the design and construction of interiors in buildings of all sizes and types (as defined in scope). Different levels of green building certification are awarded based on the total credits earned. However, every project aiming for Net Zero Waste Rating System for Buildings & Built Environment should meet certain mandatory requirements, which are non-negotiable.
Certification Levels
The project should be recognised depending upon the number of credits they achieve. The certification level and the required threshold are as below:

IGBC will recognise all buildings that achieve one of the rating levels with a formal letter of certification and a mountable plaque.

- Fee is exclusive of Goods and Services Tax (GST)
- Parking areas need not be considered as part of the built-up area
- Registration and Certification fees are non-refundable
- Membership discounts can be availed only if the Project Owner or Developer is a member of IGBC
Combined Certification Fee applicable for clients adopting multiple IGBC Net Zero (NZ) Ratings for the same project.
- In such cases, the certification fee should be calculated considering the following:
- The certification fee structure for EACH of the NZ Ratings would be same (consider as X).
- Same project adopting combination of any 2 NZ Ratings together - 100% certification fee would be payable for the first NZ Rating AND 60% of the certification fee would be payable for the second NZ Rating i.e. Total certification fee to be paid would be X + 0.6X = 1.6X
- Same project adopting combination of any 3 NZ Ratings together - Total certification fee to be paid would be X + 0.6X + 0.5X = 2.1X
- Same project adopting all 4 NZ Ratings together - Total certification fee to be paid would be X + 0.6X + 0.5X + 0.4X = 2.5X
- IGBC has a total of 4 NZ Ratings for the buildings and built environment viz. NZ Energy, NZ Water, NZ Waste and NZ Carbon. Details of NZ Carbon Rating would be updated in IGBC website in due course.
- Only 1 plaque would be awarded on a complimentary basis for projects adopting a combination of NZ Ratings. If the client wishes to have a separate IGBC plaque for each of the NZ Ratings, INR 20,000 + GST would be payable for each additional plaque.
- This would be valid only when the project is registered under multiple Net Zero Ratings together (individual registration form for the NZ Energy / Water / Waste / Carbon Rating must be separately filled and submitted together). Registration Forms are downloadable from the respective NZ Rating webpages. For such cases, the registration fee would be payable only once. However, separate project registration numbers would be issued under the applicable NZ Ratings.
Note: Projects which have been registered / certified previously under any IGBC Green Building Rating would need to register under IGBC Net Zero Rating(s) separately. However, such projects can also avail, if applicable, all the benefits of the combined Net Zero certification fee, as mentioned above.
